Commercial and office buildings, industrial and warehouse buildings that do not disturb the environment, and combinations of both, may be built on the site. No large retail units or comparable concentrations of shops may be located in the area. A fuel distribution point may be located on the site.

Technical facilities on roofs and property and park transformers may be placed in the block area in addition to the building right indicated in the plan.

Activities on the site must not cause unreasonable nuisance to the residents of the surrounding area in the form of noise, air pollution, etc.

Outdoor parking is only allowed in an area with a neat fence that is visually obstructed. Any undeveloped areas of the site must be maintained with planting, used for stormwater management or left in their natural state. There must be at least one tree on the plot for every 200 m2 of undeveloped area. The noise level from traffic noise inside buildings in offices and workplaces shall not exceed the daily A-weighted equivalent sound level (LAeq) limit of 45 dB(A).
